We lead sellers through the necessary steps to show their property at its best by examining the home, room-by-room, offering explicit instruction as to what needs to either be stored, removed, or rearranged.
We provide our professional recommendations on updating paint colors, light fixtures and hardware throughout. This includes paint color selections and links to all suggested finishes and fixtures. We equip homeowners with a list of resources including our go-to painters, electricians and professional movers as well as an extensive staging report following our consultation to reference as they work through the process.

Do you require a staging minimum?
All of our vacant stagings start at $3,000 and increase from there, depending on the design needs and size of the property.
Do you offer partial staging?
We fundamentally believe that each listing should be staged to it’s fullest potential. We curate designs to highlight the strengths of the home to create a lasting impression on buyers as they encounter each space.
At minimum, we insist on staging the properties entryway, main living room, kitchen, dining room and primary bedroom.
More often than not, most properties contain a second living space or unique “flex” space that we always recommending staging. This is great way to integrate a lifestyle moment, where we showcase a multifunctional room that will greatly benefit buyers when purchasing the home.
What do your staging fees entail?
Our staging fees are structured around a 30-day rental period, including delivery fees, styling fees, furniture rental, and a destaging fee. Payment is expected in-full on the day of staging. Client will receive an invoice from KBI after completion of the staging installation.
Should the listing surpass the initial 30-day cycle, there will be a prorated renewal fee, encompassing the furniture rental for next the 30-day period. This fee is 60% of the initial 30-day rental. If the listing goes under contract within that rental period, the client will be reimbursed any days the property is not staged. The day we destage is considered a billable date.
Do you offer occupied staging?
We specialize in vacant home staging. We offer owner occupied consulting, guiding homeowners through the necessary steps to prepeare the home for sale.
How quickly can you stage my property?
We greatly appreciate as much lead-time as possible as we are typically booked 3-4 weeks out.
How much notice do you require to destage the property?
We kindly ask for 7 days notice to destage the property once under contract and the client feels comfortable removing the furniture. You will receive an automated email reminder from us 7 days before the renewal date, which allows us time to schedule destaging logistics if client does not plan to renew the staging contract.
